How to finance your home
There are two broad routes. If you live in North Macedonia, a local mortgage from a Macedonian bank is usually the most affordable option, paid in denar (often indexed to the euro) over terms up to about 30 years. If you are buying from abroad, you will typically use a foreign-currency mortgage from a specialist broker, or release equity from a property you already own. Local banks, among them Stopanska banka, Komercijalna banka, NLB Banka, Halkbank and ProCredit, lend to residents with a regular income. As a guide, expect to borrow up to around 80% of the property value (roughly a 20% deposit), over terms up to about 30 years, with the loan in denar or indexed to the euro. You will usually need proof of income and employment, recent bank statements, identification, and the property's title documents. Exact rates and terms vary by bank and change over time; the comparison above shows current, manually maintained figures.
Buying from abroad
Overseas buyers have two main routes. A handful of UK and EU specialist brokers arrange foreign-currency mortgages secured against the Macedonian property; loan-to-value is typically 50 to 60%, rates sit above prime, and the property usually needs to be in a major city. Alternatively, releasing equity from an unencumbered property in your home country is often simpler and cheaper, and keeps the Macedonian property unencumbered.
