Skopje: an area guide for buyers

A short introduction to North Macedonia's capital — the Vardar, the old bazaar, its mix of architecture, and what the property market is like.

Skopje is the capital and largest city of North Macedonia, set in a basin where the Vardar river is joined by the Treska and ringed by the slopes of Vodno and the Skopska Crna Gora. As the seat of government, the main universities and most large employers, it is the administrative and commercial hub of the country and the natural base for anyone working across the region rather than in a single town.

The Vardar splits the city in two. On the north bank is the Čaršija, one of the largest surviving Ottoman bazaars in the Balkans, with the Kale fortress above it and the Stone Bridge linking it to the central square. The centre itself mixes the modernist architecture rebuilt after the 1963 earthquake with the neoclassical facades and statues added more recently, while residential life spreads across districts such as Karpoš, Aerodrom and Debar Maalo. The Matka canyon, just to the west, brings lakes and walking within easy reach.

Skopje has the widest range of property and the most active market in the country, from city-centre flats and post-war blocks to newer apartments and suburban houses. Demand comes from local buyers and renters, people relocating for work, and the diaspora. Condition and finish vary widely between similar buildings, so viewing in person and checking paperwork carefully is worthwhile.
