Strumica is the main city of the south-east of North Macedonia, set in the fertile Strumica valley between mountain ranges and close to the borders with Greece and Bulgaria. The valley around it is one of the country's most productive agricultural areas, and the city serves as the centre for this farming region, with Mount Belasica rising to the south towards the Greek border.
Strumica is particularly known for its agriculture and its carnival: the valley is a major producer of early vegetables and other crops, while the Strumica Carnival, held before the start of Lent, is one of the best-known such events in the country. The centre has the square, market and cafés of a relaxed lowland city, with a varied hinterland around it — thermal springs used since Roman times at Bansko to the east, and the waterfalls of Smolare and Kolešino on the slopes of Belasica to the south, set among woodland with paths and viewing platforms.
Property runs from apartments in the centre and surrounding blocks to family houses in the residential districts and the villages of the valley, along with agricultural land and plots in the surrounding lowland. As a regional centre for a productive farming area rather than a resort, its market is grounded in local and regional demand, with the agricultural hinterland adding interest in land as well as homes. Checking condition and legal status, and confirming title and boundaries carefully — particularly for agricultural land — is sensible.
