Tetovo: an area guide for buyers

A short introduction to the north-western city — the Painted Mosque, the Šar Mountains and Popova Šapka, and what the property market is like.

Tetovo is a city in the north-west of North Macedonia, built on the foothills of the Šar Mountains and divided by the Pena river. It sits in the Polog valley near the border with Kosovo and is the main urban centre of the country's north-western corner. The city has a largely Albanian-speaking population, and it serves as the gateway to the Šar Mountains and the ski resort of Popova Šapka.

Its best-known landmark is the Painted Mosque, or Šarena Džamija, which stands by the Pena in the old part of town and is covered in bright painted floral decoration rather than the tilework usual in the region. Nearby, the Arabati Baba Teḱe, a historic dervish lodge set in gardens, is another notable part of the old quarter. Around these landmarks Tetovo is a busy city of markets, residential streets and newer construction, with the high peaks of the Šar range rising immediately to the west.

Property includes city apartments — both older blocks and a good deal of newer construction — family houses in the valley, and homes on the higher ground towards the mountains and Popova Šapka. Demand is shaped by the city's regional role, its students, and strong links with the Albanian-speaking diaspora. As in any growing town, the condition and legal status of both new and old buildings, and title and boundaries, are worth confirming.
